About Warren Farms
When I visited the Woodwest neighborhood, I was driving south along Meadowlark towards Horsetooth and suddenly felt like I’d entered a new town. I realized that the ranch and split-level homes of Woodwest had given way to more uniform homes standing like columns along Meadowlark, Bale, and Warren Farm Drive.
I was confused. Was I no longer in Woodwest? I hadn’t traveled far. I circled back, turning in by the Warren Farms sign at Horsetooth and Meadowlark.
Weaving through I was reminded of an old documentary I’d seen about Levittown, the post World War II community that was the original blueprint for what we would today call a “cookie cutter” neighborhood. I cringe at the reference, though, because with a couple more visits I realized that “cookie cutter” doesn’t do justice to the charming appeal of this neighborhood.
Warren Farms is actually like two neighborhoods in one. The western side is very similar to Woodwest–a mix of ranch, two-story and split level homes with one- or two-car garages and yards adorned with the evidence of family life, like toys, bicycles and basketballs.
The eastern side, however, is where Levittown came to mind. I’ve developed a minor obsession with the tidiness and uniformity of the eastern side of the neighborhood that I’d stumbled into. They’re just so…please take no offense…cute!
Once you warm up to it, you realize what a great opportunity the eastern half of Warren Farms is for someone entering the FoCo market, especially if they understand the #1 rule in real estate: location trumps everything.
Life In Warren Farms
Location
Warren Farms sits at the intersection of Horsetooth Road and Meadowlark Avenue, giving it exceptional access to two major corridors. Being north of Harmony it is technically in Midtown, but when people talk about Warren Farms they say it is in south Fort Collins.
No matter what people say, though, the location is one of Warren Farms’ strongest selling points. You’re moments away from Home Depot, King Soopers, Walmart, restaurants and all that Harmony and Shields have to offer. Foothills Mall—one of the best shopping spots in FoCo and home to one of the largest movie theaters in town—is just a short drive away.
For students, Warren Farms is only a mile from Front Range Community College on Harmony. CSU is easily accessible via bike or car.
The neighborhood borders Woodwest to the north, and if you’re driving south on Meadowlark you might lose your bearings like I did. The two neighborhoods sort of blend together. But once you spot the Warren Farms sign at Horsetooth and Meadowlark, you’ll know you’ve arrived in Warren Farms.
Getting Around Warren Farms
Warren Farms has sidewalks and is compact, so you can get around it very easily. That’s good news for your Lopez Elementary and Rocky Mountain High students who do not get school bus service. By contrast, bus service is available for your middle schoolers attending Webber.
A great convenience of Warren Farms is that the Mason bike trail forms its eastern border. Warren Farms is thus popular with CSU students for the 5-10 minute commute, and people who work downtown use Mason also.
For everyone else, immediate access to Horsetooth or Shields, and near-immediate to College Avenue, gets you just about anywhere in town in 10-15 minutes.
What To Do In Warren Farms
There aren’t a lot of amenities within the boundaries of Warren Farms. However, Fort Collins is appreciated for its beautifully-maintained City Parks and Warren Farms is a short shot from two great ones.
Greenfields for soccer, playgrounds, and a couple of small ponds make Troutman Park a sweet spot for a lunch break or a dog walk. But dog-lovers will appreciate my personal favorite of all of FoCo’s parks: Spring Creek. This is a beautiful park for biking, hiking, walking trails, the mountains, tennis and pickleball, or green space for just being. But the dog park is unbeatable and my coonhound (George, if you wondered) has probably met some of Warren Farms’ furrier residents at Spring Creek.
And that’s worth noting: Warren Farms appeared to be a very dog-friendly neighborhood, with lots of dog walkers tooling about when I passed through.

Market Overview
Finding consistent data for Warren Farms proved challenging—my usual source (homes.com) lumped Warren Farms in with Woodwest, and various realtors’ sites provided widely different information.
In the end I chose to go with a November 2025 market trend analysis from redfin.com for the 80526:
- Median sale price of $540,000 (last 12 months)
- Days on market: 48
- Average price per square foot: $315
- Homes sizes: 1,118 to 2,362 square feet
Warren Farms has a single HOA with fees ranging from approximately $25-$50/month, covering trash/recycling service, park maintenance, and common areas.
What I Learned On The Ground In Warren Farms
The $540,000 median sale price felt high to me—maybe because it was based on the entire 80526 zip code rather than Warren Farms specifically. So I decided to zero in on those two-story houses on the eastern side that grabbed my attention when I first drove through.
I reviewed 10 listings from redfin, Zillow and realtor.com, and they were remarkably similar:
- About 1420 square feet
- 3 bedrooms, 2 bath
- Built in the late 1990s to early 2000s
- 1 car garage
- Priced between $435,000-$465,000 (roughly $315/sq.ft.)
- Most of these houses increased by $100-$150,000 over the Covid-19 price surge (2020-2022)!
From the listings as well as the outside, these east-side homes all started out with a singular floor plan that enabled them to be built fast, but built well. They didn’t look at all run down or out of date, for 25-30-year old homes. While owners have added their own touches like brightly colored doors and nice back porches, they also appear to have leaned in to the neat, clean, and well-maintained vibe that comes from this style of neighborhood.
The western side of Warren Farms is more diverse architecturally—a mix of ranch, two-story, and split-level homes with one- or two-car garages and larger yards. These homes blend seamlessly with neighboring Woodwest and offer more variety in both style and square footage.
Yes, the eastern half has uniform homes on narrow lots. But that uniformity has created something unexpected: a charming, well-maintained community where pride of ownership shows in the details. The tidiness isn’t sterile—it’s inviting.
For first-time buyers prioritizing location over space, these east-side homes represent exceptional value. You’re getting south Fort Collins convenience, short drives to great parks, and proximity to shopping and schools for well under the Fort Collins median home price.
Is Warren Farms Right for You?
If you’re looking for a just-right entry point into the FoCo market, with an unbeatable location, the answer may be yes, Warren Farms is right for you. I think it would appeal to renters and buyers alike, especially students, people starting a family or with a small family, retirees who are still comfortable with stairs, and singles who want to start building equity.
The low HOA fees ($25-$50/month) and well-maintained homes make Warren Farms a low-hassle choice compared to similarly-sized condos or townhomes.
The “cookie cutter” badge, though, is real and there are definitely people that might feel a little cramped in a neighborhood where the houses can sometimes be hard to tell apart. Someone moving to FoCo from an urban environment might be more comfortable than someone moving from a home with a big yard.
If you need a large yard, a two-car garage, or ample home office space, these east-side houses might not be a fit. I’d go west, or up to Woodwest, to find something in a similar price range.
But for either east or west side of the neighborhood, anyone who focuses on the amenities and location knows there’s something special about Warren Farms.
