About Southridge Greens

Southridge Greens is a small neighborhood of 534 homes nestled in and around the Southridge Golf Course, in south Fort Collins. Though Southridge Greens is a public course, I suspect the locals are its primary patrons because you can tell, these people didn’t buy houses, they bought a lifestyle.

From nearly any house in this neighborhood you can see part of the course. Even if your house isn’t on Southridge Golf Course, if you have a second floor (or third–there are some interesting three-story homes here), it’s right there. There are golf cart crossings throughout the neighborhood, and the neighborhood is abuzz with activity on a good-weather weekend. Cars with golfy-looking stickers and roomy trunks for clubs were spotted. Golf balls were used as decorations in the basement window wells in one home I visited.

But if views of the greens aren’t satisfying enough for you, or maybe you were born into one of these homes and just aren’t that into golf, don’t worry. The outline of the Front Range is beautiful against the distant sky. It’s a potently attractive view that inspires a sense of serenity and relaxation.

Life in Southridge Greens

Location

Southridge Greens is ideal for people who want to live in Fort Collins, but not right in Fort Collins.

As its name suggests, Southridge Greens is in south Fort Collins. To me, it’s the area where traffic sort of peters out. Anyone in Fort Collins commuting to Loveland is going to use College, Shields or Taft Hill Road than Lemay. People driving south on this part of Lemay are usually going to one of parks, the golf course, a natural area, or home.

South Fort Collins has been developed with a priority on access to open public spaces that are diligently preserved, and cherished by our community. Many of the homes on the Southridge Golf Course can claim a view of the Front Range as a selling point. This distinguishes south Fort Collins from development north of town, where ultra-modern homes with lock-and-leave convenience are more of a priority. Natural spaces north of town are more “constructed.”

Put succinctly, south Fort Collins is one of the most desirable places in Fort Collins, if you’d rather be near nature than downtown.

Getting Around Southridge Greens

A distinction of Southridge Greens is that, from anywhere in the neighborhood, a golf cart is a legitimate mode of transport. The lines between the neighborhood and the golf course are blurry, and there are golf cart…trails? roads? what do we even call these?…throughout the neighborhood.

None of the public schools are particularly far away from Southridge Greens, but since the neighborhood is tucked east of Lemay without convenient crosswalks, school bus service is available for all grades. Fans of the Transfort public transit system will be out of luck in Southridge Greens–the Harmony transfer center and Fossil Ridge High School are really the main options, and they’re a bit far to walk to.

Presumably buses and golf carts must give way to automobiles, for adults who need to leave the neighborhood’s boundaries! Lemay as the western border of the neighborhood couldn’t be more convenient, and can be followed north to Harmony with its big box stores, restaurants, grocery stores, and my favorite Dairy Queen in town. You can sneak out using Southridge Greens Boulevard on the eastern side to go south. But that’s as far east as you’ll get in Southridge Greens because the Union Pacific Railroad tracks form that border.

For those who prefer legs and bikes to driving, you’re in serious luck. The Power Trail, one of the main trails in FoCo’s famous bike trail network, runs near the eastern border of the neighborhood and is easily accessed. From the Power Trail you can get to all the major bike trail routes, and make a day of riding around.

On foot, in addition to the wonderful walkability of Southridge Greens itself, you can get to one of the best parks Fort Collins has to offer.

What to Do in Southridge Greens

Fossil Creek Park, arguably the most-stuff-to-do park in FoCo, is a walk across Lemay. Walking trails, ball fields, tennis courts, skating and rollerblading, a lake…honestly if you can’t find a way to enjoy yourself at Fossil Creek Park you’re a tough crowd.

Quite therapeutic in its own way, you could walk a bit south of the park to the Prairie Dog Meadow Natural Area. The Larimer County Humane Society is adjacent to Prairie Dog Meadow. Stop in to say hello–maybe make a donation while you’re there!

For more outdoor excursions the Fossil Creek Reservoir and Wetlands Natural area are almost as quick a drive as Harmony. The area includes Duck Lake (!), a telling name for an urban birding spot I can personally recommend.

Southward, cyclists (or exceptional walkers–some call them runners) can head to Fossil Creek Reservoir and Boyd Lake.

But of course, if the question is “what to do?” in Southridge Greens, the answer from many will be “golf.”

Living next to Southridge Golf Course is undeniably nice—waking up to fairway views, watching golfers make (or miss) their shots, enjoying the open space. But before you assume that “golf course membership” is included in your HOA fees, know this: Southridge is a public course owned by the City of Fort Collins. Your HOA fee covers trash and reserves, not golf.

Anyone can book a tee time at Southridge, resident or not, and you’ll pay standard greens fees ($24-63 depending on when you play). The 128-acre course was designed by Frank Hummel—the same architect behind Collindale—and opened in 1985. It’s become one of Fort Collins’ favorite municipal courses, with scenic mountain views and challenging terrain. Mackenzie’s Pub & Grill in the clubhouse serves pit BBQ and has a great patio overlooking the course. Even non-golfers appreciate it as a neighborhood gathering spot.

Homes in Southridge Greens

Market Overview

There’s not much that’s surprising when one looks at the Southridge Greens numbers on homes.com. The neighborhood is effectively a golf course, after all, and is priced as such.

  • Median single family sale price of $737,495 for the last 12 months, which is an above-market increase of 4% relative to the prior 12 months.
  • On average homes spend 35 days on the market
  • 85% of homes are owned, 15% are rented
  • Average price per square foot is $263
  • In the last 12 months 30 homes sold. There are 534 homes, so that’s an annual turnover rate of 5.6%.
  • Average home size is over 3000 sq.ft.

Something to think about is that 58% of the homes in the neighborhood are valued between $810,000 and $1,150,000. This was a little surprising given the seemingly lower median sale price of $737,495 over the last 12 months.

I think the driver of that sale price median is the turnover rate of 5.6%, which is on the high-side for neighborhoods I’ve written about so far. What this suggests is that if you want to move into this neighborhood, those homes under $800,000 are where more of the turnover is.

Looking at it another way, only about 15% of these homes have been priced under $600,000, and the homes you’re more likely to get a chance to buy will be in the $700,000-800,000 range.

Another observation is that, at the time of this post, prices had sort of flattened out in FoCo following the Covid housing boom of 2020-2022. This neighborhood had already enjoyed an even higher bump in prices (about 30%!) than most of the rest of the country during Covid, and from November 2024 – November 2025 had a 4% growth rate despite the flat market over the same period. It remains to be seen whether that can be sustained.

What I Learned On The Ground

The healthy rate of growth may indeed be sustainable, though. These houses are beautifully situated along the greens and for optimizing the mountain views. Yards are not big, but feel big because of the open spaces of the course. Most of the homes were built in the 1990s and there are ranch-style homes mingled in with multi-story, modern homes. I visited an open house here and it had four floors including the basement. The inside of some of these homes might be an acquired taste if you’re used to open floor plans of newer homes, or the cozy feel of an older home.

Is Southridge Greens Right for You?

Let’s get the obvious thing out of the way: this neighborhood is pricey by most standards.

For Midwestern transplants like me, this would be a tough neighborhood to waltz into, financially speaking. For a transplant from California, it’s probably more manageable.

However, make sure to verify HOA fees and the costs for club fees, etc. One recent listing cited Southridge Greens HOA fees of $720/year for a home right on the golf course. That’s exceedingly reasonable for golf-front properties, especially when you layer in the easy access to Fort Collins’ public parks and bike trails!

Fees are much higher for condos. One condo was in excess of $450/month. I don’t know how reliable these numbers are from listings but the point is, make sure to ask if you’re shopping here. Get the HOA contract before putting in an offer.

I suspect the higher median age of the neighborhood represents well-to-do professionals who raised a family here, and might not have downsized because they love the area. The lifestyle and amenities are hard to beat. It would be a great place to raise a family–the schools are well regarded and the location is great for the kids, with that park across Lemay.

But in the end, you may need to do better than just tolerate golf as part of your everyday life if you intend to buy a home in Southridge Greens. This neighborhood is a lifestyle play.
