About Warren Shores

Warren Shores hides in plain sight, right off of Horsetooth Road between Warren Park and JFK Drive. It is small, with an older population that just about mirrors the age of the neighborhood itself (median age is 51, and the neighborhood celebrated its 50th anniversary in summer 2024).

In a town lucky to get 20 inches of precipitation per year it makes sense to name your streets, paint your houses and build your recreation around the thing that sets Warren Shores apart: water. Warren Lake is the center of the Warren Shores lifestyle, and the community is very tuned in to the Lake’s history.

Warren Lake is now 150 years old, pre-dating Colorado’s 1876 statehood by about a year. Captain Charles and wife Ida Warren had a 133 acre homestead here in the 1870s, and the Lake was dug out and formed by damming one of the city’s new (at the time) canals and letting the water of Dixon Creek flow in.

But history isn’t the only connection felt here. Warren Shores boasts a mating pair of bald eagles who rear eaglets every year (for a few years now, at least). Recently residents voted to name the eagles Chuck (for Charles) and Ida. Gulls, pelicans, cormorants and cranes are also visitors to Warren Lake. Other zoological residents are on display walking the neighborhood with their owners, in this dog-loving community.

Life in Warren Shores

Location

The City of Fort Collins generally describes Midtown as the belt between Prospect Road to the north and Harmony Road to the south. However, a lot of people consider Warren Shores to be south Fort Collins. Wherever you draw that boundary, Warren Shores seems to have the best of both worlds: the central convenience of Midtown with the quiet luxury of south Fort Collins.

Horsetooth Road is its only street boundary, which seems contradictory to the “quiet” label. However, Warren Shores is insulated from the world by Warren Lake, Warren Park and the neighborhood for the majority of its perimeter. This explains why Warren Shores is just.so.quiet.

But Warren Park is where Horsetooth and North Lemay meet, so Warren Shores’ residents have immediate access to two of Fort Collins’ major streets, and the rest of the city from there. Trader Joe’s enthusiasts (this is FoCo after all) will delight in the 2-minute drive down Horsetooth to shopping that also includes Foothills Mall.

They also appreciate the walk-in access to Warren Park, and the walkable distance to Collindale Golf Course (though probably not carting your bag with you). Easy access to Lemay gets you just about anywhere in town within 10-15 min.

Getting Around Warren Shores

Warren Shores is compact, so navigating the neighborhood is straightforward. Northstar Course follows a horseshoe path through Warren Shores, with both entry and exit points on Horsetooth. Along its curve Northstar gives way to nautically-named streets like Commodore Drive, Sailor’s Reef, Shelter Cove and Gull’s Way.

Northstar Course does not have sidewalks, but that isn’t a problem for the dog-walking crowd because there isn’t any through traffic anyway. Drivers generally live there, and generally recognize you. There are sidewalks on the streets off of Northstar Course, but it almost seems like walkers prefer meandering in the street, unless a car comes along.

For the younger kids going to Kruse Elementary or Boltz Middle School, school bus service is available. Your teenagers will need a lift to Fort Collins High School, though. They probably won’t thank you for it, but unfortunately it’s not very safe to bike on Horsetooth Road where there is not a dedicated bike lane (why, FoCo, why?). Even grownups will want to use the sidewalks to travel east, to the Power Trail, or west to get to the Stover Bike Path.

What To Do In Warren Shores

In the Spring and early Summer, kayakers, paddleboarders and “Little River Boats” groove around Warren Lake. There is even a sailboat on occasion. Don’t launch your kayak quite yet, though. Even if you live in Warren Shores, permits are required for use of the lake. Permits are only granted to the five HOAs surrounding the Lake (Warren Shores includes two of those, the rest are in The Landings).

But the peak season for kayaking is brief, because of a recurring problem: algae blooms.

The algae blooms start in June, and really rage during the late summer months when water levels drop and temperatures rise. Community leaders are tackling the issue as best they can, and if you look carefully you can see the aerators bubbling away under the lake–one of many tools the HOAs have invested in to combat the blooms.

Beyond the Lake there is a well-maintained pool and tennis courts that were re-poured in 2025. Some of the HOAs have to pay an extra (but very modest) fee to use these. Access to Warren Woods on the northwest side of the Lake is restricted to residents of the immediately-adjacent HOAs. These privileges, combined with the cul-de-sac and dead end nautical streets give the community a gated feeling, without the gate.

Finally, it’s a short walk or drive to Collindale Golf Course, on the other side of Warren Park. Collindale is one of the most popular courses in the state, and operates year-round. The golf course also features C.B. & Potts, a popular restaurant and bar.

Side note: a hairdresser told me that C.B. & Potts will smoke your Thanksgiving turkey for you! Warren Shores residents should take note!

Homes in Warren Shores

Market Overview

Here are some interesting things I learned about Warren Shores from homes.com in November 2025.

Key Stats:

  • On average homes spend 44 days on the market
  • Average price per square foot is $311
  • In the last 12 months (as of November 2025) 8 homes sold in the neighborhood. There are 157 homes, so I’ve calculated that to be an annual turnover rate of 5%.
  • Average home size is approximately 2300 sq.ft.

Property Mix:

  • 58.62% Homes
  • 33.49% Townhouses
  • 5.3% Apartments
  • 2.6% Offices (and I have no idea what these offices are. Home offices, maybe?)
  • 25% rental, 75% owned.

These stats and my tour show that this is a well-established, well-liked neighborhood with high ownership. In fact at the time of this post, there are exactly zero homes for sale in Warren Shores.

The home styles would probably best be described as “mid-century modern,” and you can see the skylights and second-story additions as you drive through. The neighborhood’s townhomes are mostly adjacent to Warren Park, and on the other end of the neighborhood, off of Spindrift Court.

Not surprisingly, the biggest predictor of home price is whether the property is adjacent to Warren Lake, which can make as much as a 50% difference in price per square foot. The homes facing the lake are also some of the most interesting in the neighborhood, with a variety of styles and sizes.

What I Learned on the Ground in Warren Shores

Style and size are less diverse off the lake, though. HOAs throughout Warren Shores appear to have rules about paint and fence styles. This gives the neighborhood a clean, cohesive feel but some might find that to be too homogenous for their tastes.

The HOAs surrounding Warren Lake banded together to become part of the Sustainable Neighborhoods Network in 2019, which qualified Warren Lake as an early participant of Fort Collins’ Next Level Neighborhoods program. More specifically the Warren Shores community has tapped into other local grant programs to build xeric landscapes and plant native grasses, and have lobbied the city’s support for better management practices for the water flowing into and out of Warren Lake.

One resident I talked to mentioned efforts to register Warren Shores as a historic neighborhood. I’m researching this further and will make updates as I learn more.

Is Warren Shores Right for You?

The Sustainable Neighborhoods effort alone tells you a lot about your Warren Shores neighbors: they collaborate, they care, and they are not afraid of paperwork. This is a well-educated, well-resourced bunch who really loves their neighborhood.

This was evident at the summer 2025 celebration of the 150th anniversary of the building of Warren Lake. The event included invited speakers, food trucks, music, and even hats and T-shirts. In summer 2024 there was a smaller, but well-attended celebration of the 50th year of Warren Shores.

There are families here, but it’s mostly an older community (median age is 51). In fact, if you’re considering an “official” 55+ community you might keep an eye on Warren Shores. Without the premium price tag of dedicated 55+ communities, Warren Shores offers a similar demographic and peaceful atmosphere.

Warren Shores is perfect if you value Warren Lake access and the mountain view from the Lake and Warren Woods. But that comes with above-median home prices for Fort Collins, and HOA fees that must be considered for your budget. If you’re looking for walkable urban living (such as Old Town) or brand-new construction like that on the north side of Fort Collins, I’d probably look elsewhere.

But if you want serenity and amazing amenities with a low-key lifestyle, give Warren Shores a look.
